What crawl space mold remediation is
Mold remediation in a crawl space is a cleanup sequence: inspect and photograph the growth, control the moisture that feeds it, contain the work area so debris stays in the crawl, physically remove contaminated material where it cannot be cleaned, scrub and treat remaining wood, and then dry and seal the space. EPA mold-cleanup guidance is to fix the water problem and remove the mold. We photograph what we find, clean the wood, and get the crawl dry so joists and sill plates in Triangle homes stay in better shape. If your insurer or physician asks for a third-party hygienist or clearance test, we will work around that schedule. We clean active growth before the liner goes down.
The Problem
Musty odor upstairs often traces back to the crawl. In clay-soil crawls around Clayton and Raleigh, ground moisture plus summer humidity on cool wood is enough to grow staining on joists, band boards, and old batt facings. During the inspection we photograph the wood and show you what we are looking at, including mineral salts on block that can look like mold.
Our process
- Photo and video inspection — locate growth, moisture sources, and whether wood is sound or rotten
- Moisture control plan — standing water gets drainage; chronic humidity gets encapsulation and a dehumidifier after cleanup
- Containment and access — we work from the crawl so debris stays under the house
- Removal of unsalvageable material (soaked batts, cardboard, debris) bagged out of the space
- Cleaning and treatment of remaining framing; HEPA vacuuming of loose debris where access allows
- Dry-down, then liner and vent sealing so the food source (moisture) does not return
