What a crawl space water management system is
Water management under a house is a drainage system. We collect water at the perimeter with an interior French drain, move it to a sump basin, and pump it out through a check valve so it stays out. Battery backup covers a storm that also knocks out power. Drainage matting under the liner lets water travel to the pit. Homes with puddles after a Johnston County downpour need this step before encapsulation. Clay soil around Clayton and Raleigh holds water; grading and gutter issues outside make it worse. We inspect, photograph the wet spots, and size the pump to the crawl.
The Problem
Heavy Carolina rain, poor grading, or a high water table can turn a crawl space into a swamp. Standing water feeds wood rot and mold, attracts pests, and can threaten the foundation. If you've seen puddles, damp soil, or water stains under your home, it is easier to fix sooner.
The Solution: What We Install
- Interior French drain systems — perimeter drainage that channels water to a collection point
- Sump pump installation — sized to your crawl space and paired with a check valve
- Battery backup sump pump options — for homes that lose power during storms
- Vapor barrier plus drainage matting — directs water underneath the barrier to the sump pit
- Dehumidifier tie-in — for humidity after standing water is resolved

Our Process
- 01
Find where water enters — grading, gutters, high table, or all three
- 02
Install perimeter drain and a correctly sized sump with a check valve
- 03
Add battery backup when storms and outages arrive together
- 04
Tie into encapsulation so the liner sheds water to the pit
Every crawl space is different, so quotes vary based on:
- 01
Length of French drain needed and soil conditions
- 02
Number of sump pumps or basins required
- 03
Whether battery backup is added
- 04
Whether this is paired with full encapsulation
Water management FAQs
Cost depends on the number of pumps or basins, drain length, and whether battery backup is added. Firm number after we inspect the space.
If water is pooling, you likely need both — the drain channels water to the pump, which removes it.
A French drain channels water to a collection point; a sump pump removes the water that collects there. They typically work together.
If your neighborhood loses power in storms, backup is worth having — that is when the crawl takes on water. We include it as an option on the quote.
Water under a liner still reaches the wood. We drain it, then encapsulate. See encapsulation.
To a location that sends water away from the foundation. We confirm grade and discharge on site.
It stops the water source. Existing growth still needs cleanup.
Sometimes for sudden water damage, rarely for long-term seepage. Check your policy. We document with photos either way.
Often one to two days for a typical residential crawl; longer if we are also encapsulating the same week.
